I am very satisfied with the competence of our property manager in all areas of operation of the association and frequently hear that favoritism reiterated by other homeowners in the association. Our board of directors does not need to micro-manage any parts of the operation of our homeowners association. The property manager provides the board with realistic insights into the cost of operations in formulating a workable budget. This is many times not the case in the condo management industry. 'The property manager for a Homeowner Association must have a very broad skill set in order to be effective. A successful manager must master the art of listening, communicating and managing expectations. Depending on the situation the manager may have to be firm and direct; however, the experienced manager always has empathy for each of the residents that he serves.
Mr. Todd Forsythe has juggled all of these balls very effectively for our property (The Reserve at Eagle Ridge). In particular, the recent completion of a Reserve Study for Eagle Ridge called for a large increase in maintenance fees. Understandably, there were many residents that were unhappy with the situation. Mr. Forsythe used impressive diplomatic skills to ease tensions while making it clear that the Board's decision was necessary to the financial health of the property.
